INSTRUCTIONS:
1. Please upload either an excel file of your deal calculation, or a picture of your handwritten calculation. 2. write 3 paragraphs explaining how you chose every value of your calculation. Instruction 1: regarding the uploaded file For this test, you have to go online and find an actual property that is either for sale, or has been sold recently. You can go on websites like zillow, redfin, trulia, Homesnap, Hotpads etc. Your number should be different than the numbers I used in my video. For example: You can NOT analyze a deal for a 300,000 property. Of course you can calculate things in a different manner than what I did on the video (respectively during the class), however make sure to explain in the video or in your test your logic and reasoning and explain why you think it is better calculated your way. I would love to learn something from you as well. Look up all the necessary information from the MLS on the websites mentioned above. Some information such as insurance costs will not be available on sales ad, so you need to google and see what the costs for such a house would be. You can also use websites such as lemonade.com to get a home insurance quote really fast. If you don't know the projected rent of a property you can refer to either rentometer.com, or you can look up comparable rents of similar property in the same are to get an idea regarding how much the rent of the unit you are considering would be. Your Work has to contain the following: - Why this property caught your attention/why you chose this one - The address of the property you have chosen. - The MLS number of the property - Number of Beds, Baths, sqft, HOA fees, lot size and other relevant data Your Exam has to be submitted in one file. If you are taking a pictures of your exam, make sure to: - Double check your submission to see if it is Clearly readable, the light is good, your pictures are not shaky - You need to convert all your pictures into one file (PDF, Excel or other accepted formats) before you can submit.
