Review and Evaluate the mix of Group vs. Transient business.  Chris's business is currently operating at 68% total occupancy YTD.   Evaluate each segment and make a recommendation on what they should do to increase occupancy in the coming year.     What should they do with the Hotel Rates in the Group Segment and in the Transient segment?      Look at Revpar, Occupancy Rate, and ADR for the past year and compare each segment's performance to the competitive set.   Be sure to review the "Segmentation Glance" Tab, The "Segmentation RevPAR" Tab, The "Segmentation Occupancy" Tab, and the "Segmentation ADR" tab.    The tabs are located on the bottom of the attached STR report for upper uppscale.    Suggestion:  Start by looking at RevPar.  If you see a problem with Revpar, then look at occupancy rate and ADR to see if you should increase or decrease your rates.
